The previous owner of the land has allowed us until November 31st to pay the remaining purchase fee for the land of £80.000. We are trying to create a building plot which we want to put up for sale to pay for that. It will go on the open market once planning has been approved. Unless….
Our dream is to sell that building plot to someone that want to be part of the community. But as it stands now, the time is too short to design the baseline of the community framework, to apply for planning permission and for both parties to get to know each other well enough to make this happen. So I would like to please lend money from you to buy time. It would help us to find the right people and it would help the right people to find their new home.
These are the most frequently asked questions:
How long do you need the loan for? The loan would be for maximum 1 year. Hopefully shorter. I would pay your entire loan back, plus interest before December 1st 2018. I would pay it back earlier if the land gets sold earlier than that. I think one year is enough for the buyers as well as the existing community to get to know each other well enough to make the deal.
What happens if we do not reach the target? If we don’t reach our target, this building plot and new home will be in the hands of someone that is not part of the community. This means that there will be neighbours and their pets and their guests and perhaps customers moving and driving through the community. The Rubha Phoil community will also be a family smaller. It is not the end of the world, the community will still happen, but it will likely be significantly less awesome.
What happens if the planning permission is not granted? We are confident that it will happen. We have done a pre-planning application that was positive. But if it doesn’t, I’ll sell the wooden house that is now already part of the project, to pay your loans back.
What happens if you would die? The obligation to repay you in time as agreed remains and simply forms part of my estate to be dealt with by the executor of my will. (quote from my solicitor)
Do I increase my chances to be part of the Rubha Phoil community, if I lend you the money?
No, sorry. We want to make that decision together with you. Solely based on what is best for the land, the community and for you.
I have a few hundred pounds. Would that help?
Every little helps. Though to register a contract and have solicitors involved is expensive for me. So I would be really grateful, but would prefer to arrange that loan without solicitors involved.
When do you need the money?
I need to pay the previous owner by the end of November. To enable the slow wheels of the law to function, I would need it by Nov 15th ideally.
