We’ve had quite a bit of bother from the family of the previous owner of the Rock. We have reached the stage that we need to finance a peace making process. Solicitors, peace makers, mediators, psychologists and staff all cost a lot of money. We’ve already dug deep and need to fill up our peace chest to finance further solutions.
Six years ago we borrowed 90.000 from kind people like you to help finalise the purchase the land. Many have allowed us to keep the loans for a second and third year and a few more loans have been granted. Over the years, we have already paid back £39.500. Our community business has been flourishing and growing fast over the last 6 years. Though having to repay £39.500 in 3 years while also having to invest in the infrastructure is a little too fast for us. Our reserves are depleted.
– We need to repay £10.000 before spring 2023.
– We need £3000 to pay for the last electrical and gas works we need to do.
– We need £2000 to buy new batteries and some solar panels for our caravans.
– We need £5000

We offer in return
– A choice of interest between 0-3% p/a
– An officially, registered contract which guarantees repayment as best as lawfully possible, written by solicitors. The contract will be registered officially by the Registry Of Scotland, to avoid any possible dispute.
– My (Ludwig Appeltans’) personal guarantee that you will get your money back. I have lots of good friends that are happy to testify that I am true to my word. The land would be collateral to guarantee your repayment. The land is not used as collateral in any other transactions.
It is good to know that the total value of the loans is not more than 10% of the property value and that we can sell one of our house plots to repay the loans, should that be needed.
– We are raising £10.000 more than we need, to enable us to organise emergency repayments, should you need your money back in a hurry.
– We can keep your loan anonymous or credit you, your organization or company as you wish.

Project FAQ
These are the most frequently asked questions:
Who owns the land now? At the moment, Ludwig is still the only official landowner of Rubha Phoil. So he will be offering a personal guarantee with the land as collateral.
How long do you need the loan for? The loan would be for maximum 1 year. We would pay your entire loan back, plus interest before December 31st 2020.
What if I need my money back in an emergency? We keep a reserve of £10.000 for these emergency situations. Over the last two years, everyone that needed their money back has received it within a week. We promise to do our best to keep that going.
What happens if you do not reach the target? If we don't reach our target, we will need to postpone the building of the showerblock, which would make it really difficult to be economically viable as a community. We would need to get a job outside the community.
What happens if you (Ludwig) would die? Can I still get my money back? The obligation to repay you in time as agreed remains and simply forms part of the estate to be dealt with by the executor of Ludwigs' will. (quote from his solicitor)
Do I increase my chances to be part of the Rubha Phoil community, if I lend you the money?
No, sorry. We want to make that decision together with you. Solely based on what is best for the land, the community and for you.
